The Developer shall adhere to all safety rules, regulations and requirements of local authorities whatever it may be applicable to the construction site. The Developer shall follow all safety procedures prescribed in the AGC (American General Developer's) Manual of Accident Prevention in Construction, Occupational Safety and Health Administration (OSHA) of USA and all other local codes and regulations.
The Plot Developer shall be responsible for complying with the Master Owner's Environmental Impact Study, all local environmental standards, and Environmental Management Plan and be approved by Local Govt. Agency. A copy of the study is available for review at the Master Developer's Project Managers office.
The Plot Developer shall verify all measurements and be responsible for their correctness. The datum will be to as per local authority. Regardless of the availability of any survey markers on the Site, the Plot Developer shall be responsible to perform his own survey and establish survey markers and/or verify the authenticity and accuracy of the existing survey markers.
It will be the Developers responsibility to obtain all necessary approvals from Authorities having jurisdiction for temporary connections to existing infrastructure. Temporary utilities shall be installed in such a manner as not to interfere with permanent construction.
Proper sanitation facilities shall be provided within the Plot Developers site offices. Each Plot Developer shall provide nursing and first aid facilities and responsible for arranging meals for his workmen and personnel. All plot Developers to comply with the local labour laws and regulations.
The extent, position, size and type of utilities shown on the Drawings issued to the Plot Developer have been based on information extracted from the records of the various public utilities, service providers, Ministries and the Project survey and must be regarded as approximate only.
The Plot Developer shall, as part of his Site Layout Plan submission, provide details of required lay-down, storage, and staging requirements. The Plot Developer shall note that no additional storage will be available beyond the work area.
The Plot Developer shall submit for approval a Site Layout Plan showing the proposed layout of all temporary facilities. The plan shall provide details of location and size of all temporary facilities including site offices, plant, temporary utilities, sanitary facilities, materials storage areas, fabrication / assembly yards and access routes.
Vehicle parking will be allowed in designated areas only if available. No personal vehicle access to individual plot sites will be provided to Plot Developers. Any access will be subject to on-going phasing and construction requirements. Parking is prohibited on the development roads. A vehicle tow-away system will be implemented.
Master Developer will provide site security at designated access points only. The intent of the security at access points will be to control vehicular traffic only. Additionally, several mobile security forces will travel the site on a regular basis, 24 hours a day.
The Hoisting and Craneage Plan shall include a layout for all hoist/crane infrastructures. The Plot Developer should consider all detailed information such as hoist arrangements, platforms, loading deck, mast sections, hoist equipment, details of attachment to building, gates, fences, safety devices, overload protection, etc.
Construction vehicles and equipment shall not enter areas designated for site offices. All vehicular entries and exits shall be through security outposts and gates. Only authorized vehicles and equipment are allowed entry to Site. The Developer shall submit to the Master Developer's Project Manager, a list of all construction vehicles and equipment intended to be used.
Material deliveries shall be planned to meet schedule and construction requirements. The Plot Developer shall conform to the procedures related to entry permits and authorization, as prescribed by the Master Developer or the Master Developer's Project Manager. Excess material resulting from clearing, stripping and excavation operations shall not be removed from the site without the consent of the Master Developer's Project Manager.
Refill the boreholes with cement-based grout introduced at the lowest point by means of a tremie pipe. Cement alone does not necessarily seal a borehole, on account of shrinkage and it is often required to use cement and bentonite grout, mixed with no more water than is necessary to permit the grout to flow or to be pumped.
All shoring and removal of, and underpinning shall be approved by the Master Developer and must comply with the safety requirements of all relevant local and international standards. Remedial underpinning shall be performed where existing foundations are inadequate. Precautionary underpinning shall be performed where new construction adjacent to an existing structure requires deeper excavation.
The groundwater investigation and the selection and design of a dewatering control system shall comply with all relevant local and international standards. The Plot Developer shall execute all works in the dry, and shall construct any temporary drains, watercourses, pumping, and other works that may be necessary for the purpose.
Prior to the commencement of construction on the Plot, any access or visitation to the Plot is restricted. Anyone requiring access and/or a visit to the Plot shall submit a request and obtain permission from the Master Developer's Project Manager. Any such permission will require a minimum of 24 hours notice period from the submission of the request.
The use of advertisements, press releases, publicity photograph and the like relating to or including reference to the Project, the Works, the Contract of the Master Developer is subject to the approval of the Project manager.
The Plot Developer shall submit for approval any proposed signboard complete with details and specifications. The submission must include colour drawings of the signboard and provide illumination details. Sign board size, height, layout and details shall be as per the images shown in project documentation.
The Plot Developer shall submit for approval a proposed hoarding and fencing plan complete with all elevations and details. Hoardings on the plot side facing any of the main streets as per the design shown in appendix. Developers' logo shall be located at its designated place and shall have a white background. Soft copies of the logos and other information required shall be provided upon request.
